The Villa is located on the award winning ?gated? community of Southern Dunes Golf and Country Club. This new for 2004 Luxury Villa combines comfort, privacy and security together with outstanding value.

The Villa is superbly appointed and furnished to a very high standard, we are confident that it will provide the perfect base for your Orlando Experience.

The main living area consists of ?

LOUNGE

The lounge is tastefully furnished with two large sofas (one of which converts into a double bed), coffee table and entertainment centre which contains the large screen cable television, d.v.d player and stereo system.

DINING ROOM

The dining room is equipped with a large dining table and six chairs.

KITCHEN

The fully fitted kitchen is generously equipped with electric oven and hob, microwave, large american refridgerator with Ice maker, dishwasher and all the usual kitchen utensils and appliances. There is also a breakfast bar and two stools for more informal dining.

GARAGE

The garage accommodates the automatic washing machine, tumble dryer and Ironing equipment.
MASTER BEDROOM

The master bedroom is at the rear of the Villa and overlooks the private Pool. The master bedroom, which boasts an en ? suite bathroom and walk in closet, is furnished with a double bed, dressing table, bedside cabinets and large screen T.V

BEDROOM TWO

Bedroom two is at the front of the Villa and contains two single beds, bedside cabinet and built in wardrobes.

BEDROOM THREE

Bedroom three is at the side of the Villa and is similarly furnished with two single beds, bedside cabinet and built in wardrobes.

FAMILY BATHROOM

The family bathroom is centrally located and contains a full size bath, shower sink and w.c.

POOL AREA

The all important pool area is reached through the patio doors at the rear of the living area.The private pool is fully screened and can be heated at an extra charge,(see attached price list). Both the pool and pool deck area can be illuminated at night to create the perfect environment in which to relax with a cool drink after a busy day at one of Orlando`s many attractions. Comfortable pool furniture is provided for your enjoyment in the form of a table with four chairs and sun loungers.

The Villa will sleep eight people comfortably, six in the three large bedrooms and two on the double sofa-bed in the lounge.

Entry into the Villa is gained through a digital keypad, this has the advantage of a) no delays collecting keys on your arrival and b) no need to worry about losing keys or being ?locked out?. Also if the Villa is being used by two families, each family can gain entry into the Villa at any time.

The Villa has air-conditioning and central heating, linen and towels are provided free of charge. There is a telephone in the Villa (calls charged to guests credit card).

The Villa will be thoroughly cleaned before your arrival and again when you leave, additional cleaning, towels and linen can be arranged at an extra cost to the guest.

Smoking is not permitted inside the Villa.

Many Villa owners charge extra for the use of additional equipment. We provide the following items free of charge for your convenience.

Southern Dunes is conveniently located on U.S Highway 27, only minutes away from the 192 and the I 4, the principal routes in and around the Orlando area. All of central Florida`s major attractions are within a short drive.

The Villa is only 35 miles from Orlando International Airport and 60 minutes from Tampa International Airport for those travelling from the Gulf Coast.

The advantage that Southern Dunes has above most, if not all of the other developments in the Orlando area, is that it has an extensive range of facilities within walking distance of the Villa.
These include a 24 hour Wallmart Hypermarket, several restaurants, shops and takeaways, bank and a 24 hour Pharmacy all conveniently located at the main entrance of Southern Dunes.
Inside the landscaped grounds of Southern Dunes Golf and Country Club there are an abundance of facilities, not least, the very impressive Club House with its superb restaurant and bar. There are also three communal swimming pools, childrens play area, tennis courts, fitness centre with exercise room, and a fishing lake all within a short walk from the Villa.


GOLF AT SOUTHERN DUNES

Southern Dunes Golf and Country Club is a championship golf course rated 51st in the top 100 courses in the USA, and is considered one of the finest in central Florida. The 7200 yard hillside layout features 100 feet of elevation changes, massive high lipped bunkers and beautifully manicured greens. Don?t panic, there are five different sets of tees to suit all levels of golfers.
If you wanted to play elsewhere, there are at least ten other pay and play courses within a short drive of Southern Dunes.
