Villa Amia: This privately owned luxury villa is set on a large plot (750 sq m) with stunning panoramic views of the Mediterranean. It is situated at the end of a cul-de-sac in an exclusive private development only 3 minutes drive from the picturesque village of Pegeia (Peyia) and 4 minutes drive from Coral Bay. Peyia is a self-contained village with a number of good restaurants, a supermarket, a baker, a delicatessen, three banks and a pharmacy. There are more shops and bars at Coral Bay, which also has the best sandy 'blue flag' beach in the Paphos area. The property has 3 large bedrooms, 2 bathrooms, separate wc downstairs, lounge area, dining area. Kitchen is ideal for large families with utility room and washing machine. Peyia is 10km (20 mins drive) north of Paphos. It is a traditional Cypriot village with a large church. It has a good selection of reasonably priced restaurants and tavernas where you can eat outdoors on summer evenings. Coral Bay, with its wider range of restaurants and bars is only 10 mins drive away, as is Coral Bay Beach - a long sandy 'blue flag' beach which is ideal for adults and children alike. The beach slopes gently into the clear warm sea and there are sun loungers and umbrellas for rent. There is also a choice of two beach cafes. St. Georges and the beautiful Akamas National Park are only 15 mins drive to the north of the villa. Great beaches and privacy, just drive up and park to get your beach spot!

Suitability:
Families with children welcome, ideally +5's (railings in front and side to house mean toddlers would need monitoring (not a problem but we have childeren of our own so like to warn). Under 5's are welcome and however would need to be watched by parents to ensure they do not climb over property railings or explore the balconies - attended children of all ages are perfectly safe - this is just stated as an extra precaution for parents to use their discretion pre booking). Front of property has 6 stairs from the driveway so not suitable for anyone with wheelchair access but even for the elderly this should not be a problem with good handrails.

As the villa is set on a hillside, the main living area is on the lower level with bedrooms on same level as the front drive and inside there are stairs leading down to the pool area with its own barbeque and covered shaded patio. The main living area has a large open plan lounge dining area with two sets of patio doors leading onto a long balcony overlooking the sea and the pool area. Leading off the main living area is the well-appointed master bedroom with its own en-suite bathrooms. Haidryers supplied in 2 of the bedrooms. There is a large window looking out to sea and double patio doors onto the front balcony.

The kitchen is fully equipped with an electric oven, a gas hob, a fridge/freezer, a dishwasher and a washing machine. There is also a breakfast table with 8 chairs as well as two settees and a TV & DVD. Outside there is an outside dining area, next to the pool, with a table, sun umbrella and 8 chairs. There is also a poolside shower.
Pool is cleaned twice per week and garden tended post each villa booking. Bed linen and towels are supplied and are changed once a week as an optional request. Guests should bring their own beach towels.

All bedrooms have plenty of wardrobe space. There is full air conditioning available as an optional extra. Children are welcome but safety near the pool required. There is a car port and additional parking in the cul-de-sac.
