Our luxury villa is fully air conditioned with 3 Bedrooms, 2.5 Bathrooms, and a large heated private pool located in a conservation area known as Rotonda on the South West Gulf Coast of Florida. All rooms at the rear of the property have direct access to the pool and lanai area.

The villa has a living space under air conditioning of 2400 sq ft. Each room with a ceiling fan has wall mounted fan speed controls and dimmer switches for ceiling lights for ease of use. For your safety each room is fitted with a smoke detector and the villa is also remotely monitored 24/7 for fire.

It was completed to our specification in August 2006 and encompasses the highest standards of materials, workmanship, finishes and furnishings. We believe you will be hard pressed to find a more luxurious, spacious 3 bedroom villa to rent anywhere in the vicinity.

There are two large living areas in this villa and one of them can be closed off for privacy. This room also has a queen sleeper sofa. There is also a formal dining area which can accommodate eight as well as a casual dining nook making this villa larger than most and providing plenty of living space for your comfort.

This south facing villa is located in a plush and tranquil area near some of the finest beaches in the world. It has a 41 feet long master-en-suite bedroom and has been luxuriously furnished and decorated to the highest standard. It is situated on a freshwater canal in an exclusive area ? part of the Rotonda River system. Rotonda Sun is south facing so you can enjoy the outside area all day and our swimming pool is one of the best features of our house facing due south and measure 26x14 feet with steps and a swim seat. At the deep end the pool measures 6 feet. There is a pool bathroom with external shower.
The pool is covered in a "cage" which sounds strange but for those of you who know, this is an essential that allows all the gorgeous sunshine in but keeps all the creepy crawlies out! There is a covered area so that you can enjoy the fresh air but keep out of the sun.
We have provided a selection of pool furniture, including sun loungers, side tables, and towel holder.
In the Lanai area we have placed a large table seating 6 which is perfect for outdoor dining. Unbreakable dishes and glasses are provided for you to use. Outside we have provided you with a large gas BBQ, big enough for any feast and at no additional charge.

The pool temperature is normally in the 70's, however, it can dip below that in the cooler months. We can provide additional heating to a temperature of between 80 and 85 degrees (depending on the air temperature) but an additional charge is necessary to cover the cost (Be wary of solar heated pools as they may not provide adequate heat when you most need it.)
Our pool is professionally cleaned on a weekly basis all year round.

The pool itself is one of the finest you will see in any villa and children, non swimmers and competent swimmers alike will all enjoy spending time in the water cooling off or having fun.

The villa is sited on one of the loveliest plots in Rotonda; south facing with a fresh water canal at the rear where you can fish or just relax and watch the wild life from the lanai.

Within a few minutes drive you can play golf on a magnificent golf course or choose from the many other golf courses in the vicinity. Golfers are really spoilt for choice with five 5 challenging golf courses within the boundaries of Rotonda and at least the same number again within a 20 minute driving radius.

There are some of the best sandy beaches on the Gulf Coast in just under a 15 minute drive away ? with bathroom facilities, picnic areas etc for your comfort.

Rotonda is on the Cape Haze Peninsula, approximately 1 hour south of Tampa, between the cities of Venice and Naples. The villa is ideally located for day trips to theme parks or other attractions. Orlando is approximately 3 hours away and the Evergaldes is approximately 3 hours south. Key West is a short flight directly south (45 minutes) from Fort Myers. Miami is a three hour drive away.
